Steve & Charlotte, from Scotland Buying a villa in Santiago de la Ribera,

Having used many agents for buying and selling properties over the years

my Hwife and I agree Camerons are one of the best agents we have had the pleasure to

work with. I found Camerons on the Internet and was impressed with their online presence

and quick response to our questions, due to previous bad experiences of using more than one

agent we decided to exclusively work with Camerons.

We were over the moon with the help that our local Camerons contact Ines,

who is based in Murcia, provided us.  Ines went above and beyond to make sure that

we were looked after. With her local knowledge Ines was able to show

us several properties over 4 days that fitted our specific requirements around the Mar Minor

area, In the end Ines’s favourite property ended up as our favourite and we bought it off plan,

she had matched our requirements perfectly and found our dream home.

As we were not local Ines made sure we were kept informed about the build progress with

photos and videos, she also made sure that deliveries and utilities had access to the property, she

was an absolute gem and we consider Ines a good friend and she visits us regularly.

Ines also helped us create the snag list and was our local interface to the builder making sure that

the snags were being fixed while we couldn’t travel to the property, as Ines is fluent in English and

Spanish and with her detailed local knowledge she was invaluable.

We also had contact with the owner of Camerons and his son Rob, offering us their personal assistance

should we need it, Rob would keep in regular contact to ensure that we were happy with the service and

everything was going to plan from our perspective, to us that’s the key benefit of dealing with a customer

service focused family run business.

Julia & Theresa, from Cheshire, Buying an apartment at La Finca Golf

I don’t even remember how I was put in touch with Camerons in the first place, but I am so glad we used their services. I was a bit apprehensive at first, you hear about companies that are ‘hard sell’ but Camerons was nothing like that. They were friendly and informative from the outset. We were put in touch with Ines who showed us around a variety of new developments in the Costa Blanca area over a period of months as we visited the area a few times. I can’t speak highly enough of Ines. She was extremely knowledgable about the area, knew the staff well in the new developments, and maintained a good balance of friendly and professional throughout. Ines listened to what we wanted for our new apartment, in terms of location and amenities, and took us to a variety of locations so we could get a good feel for the area. What I particularly appreciated was that Ines recognised what a big deal this property purchase was for us, as I using my pension lump sum for the purchase. After we had purchased, Ines was still there to help with arrangements to take possession over the coming months. Based on her advice, we used a local firm to install aircon and lighting and saved enough to buy a lovely sofa-bed! I highly recommend Camerons, and if you are thinking of buying in the Costa Blanca area, ask for Ines!!

John & Joanne, Buying a townhouse in Torre de la Horadada

challenging purchase extremely easy, safe and enjoyable.

Putting aside the fact that this all happening during the global pandemic, the Cameron’s team helped me every step of the way.

From the very start they helped me with accommodation and transfers, arranged all the viewings, dealt with developers, solicitors, banks – the lot!

Every pestering email that I sent was answered and they did a great job in selecting a range of properties in various locations that suited my initial preferences.

I actually bought a property style that I didn’t envisage, but until you speak to the team you don’t know what’s best – they really opened my eyes!

If you are worried about how things work and the legal aspects, like I was, I can only reassure you that Cameron’s will take those fears away.

They know what they are doing and explained everything perfectly.

They were invaluable when dealing with property developers for example, where English can be a problem.

They are a great team, nothing is too much trouble, and they are still helping me today as I find my feet.

A special thanks to Ines and Ian for making our dream home in the sun a reality!

Mat & family, Buying a villa at Roda Golf

“Camerons assisted me with a recent property purchase in Spain taking time to understand my search requirements.  During two visits to Spain they arranged and accompanied me on several viewings of potential properties whilst also showing me the local areas.  Once we had decided on a preferred property Camerons supported me throughout the negotiation and contract process and introduced me to a solicitor. Unfortunately the COVID pandemic occurred in the middle of the build which meant I was unable to visit in person but Camerons kept me up to date with progress and sent me photos and videos. Post completion Ines at Camerons continued to be supportive liaising with the developers and contractors to finalise the remaining snagging points.  I would highly recommend Camerons to anyone looking to buy a property in Spain.”

Keith & Cathy, from Ireland Buying a villa in Los Montesinos

“Having decided to make a permanent move to Spain we made contact with Rob at Camerons, mainly due to the very professional and informative website. After a few weeks of emails and calls with Rob we narrowed down the villas we wished to see in our upcoming trip to Spain. Prior to our journey out to Spain, Iain Lochrie, CEO of Camerons, took time out to meet us at the ‘Place in the Sun’ exhibition in Birmingham in September 2019. We met with the Camerons representative, Inés, during our first week of our four week trip and by the end of that week we were convinced we had seen our new home to be. Nothing was too much trouble to Inés, with trips to villas (back 4 times to our new home), meetings with architects, visits to furniture stores, get togethers with previous Camerons clients and checking out the local area. We returned in January 2020 for a quick visit to check on the property and again Inés was available to help smooth the process. Contact continued throughout which was so important with the onset of Covid restrictions and the ongoing correspondence with our Spanish solicitors. Inés was the vital link with our developer, keeping tabs on the build and modifications we made during the early weeks of the construction. We finally moved to Spain in September 2020 and again Camerons were there to support us and help make the whole experience so much easier than we could have hoped.”

Richard & Darren, from Scotland Buying an apartment in Villamartin-La Zenia

Purchasing a property overseas can be a daunting and overwhelming experience

but it doesn’t have to be.My husband and I were very undecided as to whether or not we wanted to reside in Spain or purchase a holiday property so we arrived with quite a task ahead of us.We were fortunate to be assisted by Inés Ocejo, from Camerons, who was happy to help us understand our requirements and options available to us. Inés made it very easy. Her honesty, patience and wealth of knowledge made thewhole process of purchasing our property in Costa Blanca pleasurable and exciting, which in turn assisted our decision making. Not once did we feelpressured, we were encouraged to ask questions and Inés made us feel comfortable during every step. Very happy to recommend Camerons Property Service. A great family companywhich is small enough to be personal but also with a vast knowledge of thedevelopments, properties and regions.Furthermore, we know that we can count on Camerons for continued support.

Ron & Martha Buying an apartment in Pilar de la Horadada

In November 2019 we visited Los Alcazares in Spain with the intention of finding a holiday apartment.

We were fortunate to meet-up with Inés the local representative for Camerons Property. She speaks perfect English so there was no misunderstanding.  We explained to Inés that we wanted to see apartments in the Pilar de le Horadada area, also our maximum budget which had to include everything.  Inés selected a several apartments for us to view and away we went!  After a few viewings it was clear to us and Inés that our interest was for a modern two bed, two bath, apartment with some outside space.

Eventually we arrived at Lamar Bungalows which at that time numbered five separate self-contained complexes of two storey units. The sixth (V1) was a new small development, due for June 2020 completion with apartments similar to those we were able to visit. The foundations were in place and we were able to pick an end of block plot with outside space and we put down our deposit.  Having bought virtually off-plan, it was possible for us to make changes, at extra cost, both inside and outside to give us a personal stamp on things.

We next visited Spain in February 2020 and were pleased to see the development well on the way to completion by the promised date of June.  We wanted to move-in as soon after completion as possible, and, on advice from Inés bought locally all the furniture and light fitting etc., to be ready for delivery immediately everything was finalised.

Within days of returning to the U.K. we were in ‘lockdown’ due to the virus pandemic.  This is when Inés and Camerons proved to be a ‘brilliant’ choice.  The building work was continuing uninterrupted.  With the amount we had spent on extras and being unable to visit, it was important, that we had some input on seeing that it would all be, as agreed. We contacted Inés and asked if she could check on progress.  She was aware of everything from meetings and correspondence with the developer and was the best person to follow-up with the builders.  Ines agreed and excelled in communicating with us.  We received videos including commentary and it was almost like being at the apartment.

On completion, Inés obtained the keys from the solicitor, did the ‘snagging’, arranged the connection of the light fittings and delivery of the furniture.

To finalise.  We were able to go back to Spain in October, Inés let us into the apartment and passed us the keys. The only thing we needed to do was make the beds.  The apartment was ‘everything and more’ than we hoped for or expected. Thanks to Inés and Camerons the apartment purchase was made stress free!  We strongly recommend Camerons Property for your choice to buy in spain.

Gaynor & David from Dorset, Buying a villa in San Pedro del Pinatar

From the very beginning of our journey to Spain. Dealing with the Cameron’s first class service. We sold our business in the uk. The team at the Cameron s arrange our accommodation in Los Alcazares as we were interested in the murcia region. We were picked up at the airport by the Cameron s reprasentitive. Taken to our accommodation. Then the next few days we viewed many villas. Finally we decided on a villa in San Pedro del pinatar. I went to punta Cana on holiday for 16 days and by the time we came back. The Cameron s had completed the sale for us. Picked us up at the airport and took us to our new villa. Also when we were viewing, they made an appointment at the bank for us to set up our Spanish bank account. They also arranged a meeting with a solicitor for them to explain the procedure in Spain when buying a property. There was never any pressure. The whole experience was free of any stress and if we had not come out to Spain, with such an established company we would never have got to the point, where we are today. We will be two years here in Spain in July, and would like to thank the Cameron s for making our dream come true. Don’t hesitate, if you want to be living the dream get in touch with the Cameron s. Yours sincerely Gaynor Anderson, living the Spanish dream.

Alison & Damian Grady Buying at Orihuela Costa

Buying a property in Spain is exciting but it works a little differently to the UK which is why we were so delighted that we chose Camerons as our agency in Spain.  From the outset they listened to our needs and guided us gently but with reassuring confidence through the whole process.

With their great connections, in-depth knowledge and straightforward approach they became our ‘go to’ trusted advisors throughout our whole journey from our initial enquiry to completion, and beyond.

Even when the Covid pandemic threw some challenges our way, they came up with creative solutions to help us.  They always explained things fully and simply, allowing us to make very informed choices, and encouraging us to consider everything carefully.

With Camerons, everything feels very personal, and you know that their whole team is on your side.  Nothing is too much trouble and there is no hard sell.  With Inés as our primary contact, we realised early on that we had found someone we could trust ‘on the ground’ in Spain when we couldn’t be there.  We also saw how well supported Inés is by the rest of the Camerons team which means that nothing ever falls between two stools.  Video calls and video updates kept us really connected when travel restrictions got in the way of things and with that approach we managed to accomplish so much – even from a distance.  And now that we’ve had the chance to spend more time in Spain we have noticed how well respected the Camerons brand is there – from lawyers to key holders, developers and other buyers, everyone speaks positively about Camerons.

Thanks to Inés and the Camerons team we now have a second home in Spain that works perfectly for us on every level.

If you are thinking of buying in Spain, start with Camerons and you’ll find that the journey is as wonderful as the end result.

A Comprehensive Guide to Spain’s Golden Visa Program for Expats

Moving to a foreign country can be an exciting yet challenging endeavour especially since Brexit for the Expat community. For many expatriates seeking new opportunities and a change of scenery, has led to Spain emerging as a popular destination. Spain offers an attractive pathway for non-European Union (EU) citizens to gain residency through the Golden Visa program. In this blog post, we will provide an overview of the Golden Visa process in Spain and offer some helpful tips to navigate through the application process smoothly.

What is the Golden Visa Program?

The Golden Visa program is to help those looking to reside in Spain who are non EU citizens by an investment scheme introduced by the Spanish government in 2013. It offers non-EU citizens and their families the opportunity to obtain residency permits in Spain by making significant investments in the country ( minimum €500,000 in real estate purchase excluding tax). The program was brought in by the Spanish government to attract foreign investors outside of the EU  and  to stimulate economic growth.  Once a golden Visa is obtained, you will have the freedom to enter/leave as many times as you like and for any amount of time whilst also having the additional benefit of being able to work in Spain should you so wish. You are eligible for non-residents tax if you stay in Spain for 182 days or more in the year.

Eligibility Criteria:

To be eligible for the Golden Visa program in Spain, applicants must meet certain requirements, these include the following:

  1. Being at least 18 years old
  2. Having no criminal record
  3. Having valid health insurance
  4. Proof of sustainable funds – €28,200 (income, savings or a combination totaling) +€7,200 per dependant/family member, these figures are per annum.
  5. Proving the origin of funds for investment
  6. Making a qualifying investment in Spain, such as real estate, business projects, public debt, or bank deposits.
  7.  Different Types of Investments:
  1. Real Estate: Investing a minimum of €500,000 in residential or commercial property excluding tax. This includes multiple properties totalling €500k or more
  2. Capital: Investing a minimum amount  of €1 million euros  in shares of Spanish companies or investment funds( please be aware that it is a Spanish registered  business you are investing in if you choose to go this route).
  3. Job Creation: Creating employment opportunities by starting a business venture that benefits the Spanish economy.
  4. Public Debt: Purchasing Spanish public debt securities with a minimum value of €2 million.
  5. Bank Deposit: Depositing at least €1 million in a Spanish financial institution.

The Application Process:

The Golden Visa application process involves the following steps:

1) Gathering Documentation: Collecting and preparing the required documents, such as valid passport, health insurance, proof of funds, investment details, and background checks.

2)  Obtaining Spanish Residency: Applying for a Spanish residence visa at the Spanish consulate, embassy or a local solicitor, you can find where your local embassy is on the gov uk website.

3) Entering Spain: Once the visa is granted, travelling to Spain and applying for the Golden Visa within 30 days of arrival.

4)  Residency Permit: After the application is submitted, the authorities will issue a residency permit, allowing you to live and work in Spain.

Renewal and Permanent Residency:

The initial residency permit is typically granted for one year and can be renewed for an additional two years and then a final 2 years totalling 5 years. After five years of continuous residency with the golden visa, you  may be eligible to apply for permanent residency in Spain, which allows for greater freedom and benefits such as dual nationality, support from the government and much more.
